How ReturnSuite Works

What does ReturnSuite do and how does it perform calculations?

ReturnSuite is a software-as-a-service provider that allows users to model real estate investments using a cash flow model in a collaborative process. Users can upload actual operating cash flows to track with their models to display how they track with their model to assure lenders and stakeholders of their operations. Properties can be aggregated into portfolios to provide a complete view of operations. The model, actual cash flows and portfolios can then be output to consumers via published reports.

How the process works

ReturnSuite provides easy-to-use, flexible forms for content entry for the modeling and actual upload process. Uploading and managing data can be orchestrated with teams and collaborators, so everyone is aware of changes. The data from the forms are stored as versions in a proprietary yet open file format for ingestion.

The calculation engines consume these files and forecast the projected financial statements to be read by various reports. Reports can be used internally, exported for secondary spreadsheet processes or published directly for lenders and stakeholders. Published documents can be shared publicly or via controlled access to individuals.

All actions are performed in a controlled and secure environment with all changes tracked and reversible.

Data ingestion

Model and property data is input through the user interface to create a close representation of reality. Forms for each component of a real estate model allow flexible, simple entry of the specifics.

Forcasting projected financial statements

The calculation engine reads the specification from content entry and executes a series of calculations:

  1. Forecasts usages into all spaces between the analysis start and end.
  2. Calculates the occupancies for each space over the analysis duration.
  3. Builds a schedule for the other revenues, operating expenses and capital expenditures.
  4. Produces a schedule for each use and their associated leasing costs.
  5. Constructs the financing schedules supporting the initial purchase and operating shortfalls.

Reporting the results

The results from the calculation engine are aggregated and converted by reports to a serialized output format unique to each report. The serialized data is output to interactive HTML viewed in the platform, PDF, spreadsheets or a machine-readable format. Reporting controls modify both how the calculation engine executes and how the output data is rendered. The reports can simply be viewed as you need it, when you need it.

Communicating with stakeholders

These serialized reports can be stored and displayed both publicly and privately through the publishing center. Reports remain interactive because the serialized data includes the additional information. Published report viewers can still adjust how the report is rendered to fit the preferences of their system.
